Duplex Demolition Begins Next Week

The developer will improve the downtown block and install a parking lot, which the village will take over. In exchange, the village will credit $415,000 of the developer's outstanding loans.

The village and downtown developer Bill Bode have come to a quid pro quo agreement on a redevelopment proposal along Appleton Avenue in downtown. 

Bode, of Brayton Devco LLC, plans to demolish the vacant red duplex at N88W16677 Appleton Ave. and install a park-like walkway, which would lead to a new parking lot behind businesses along Appleton Avenue. He will also renovate the interiors and exteriors of the storefronts on either side of the duplex. 

Bode will then turn the newly constructed parking lot over to the village so it can be used for public purposes. In exchange, the village will credit $415,000 of loan principal currently owed to the village by Bode, according to a development agreement between the two parties. 

"Mr. Bode must clear buildings and build the parking lot and the pedestrian walkway area where the duplex is currently located, and provide landscaping and lighting," Village Manager Mark Fitzgerald stated in an email to Patch. "In other words, the deal is for the land, demolition of buildings, new construction of all the parking lot improvements and pedestrian walkway and the redevelopment of the buildings for Just Kiln Time and Pink Lemonade." 

The two buildings adjacent to the soon-to-be-razed duplex will be occupied by Pink Lemonade Salon & Spa and Just Kiln Time. The salon will move into the former Quilted Basket location, and Just Kiln Time will move into the storefront to the north of the duplex. Both plan to open sometime in September. 

Demolition and construction of the vacant duplex is set to begin Aug. 12, according to the development agreement. Bode also has specific deadlines to install exterior awnings, signage, and complete interior renovations at both stores. 

In 2011, Brayton had plans to construct a 30-unit residential and retail mixed use building, but plans were scrapped due to financial constraints. He said this upcoming project will be the last he does with that block in downtown. 

Pink Lemonade’s new digs add an additional 1,000 square feet of space, and owner Jamie Kolatzki will grow her business from six to 10 hair stations, from two to four pedicure stations, from two to four manicure stations, and from three message tables to four.

Just Kiln Time, the paint-it-yourself pottery shop, opened in September 2012 at N88W16758 Main St. They are already working hard to prepare their space for the September re-opening.
