The Title Did Not Clear. What to do.

With everything that could go wrong in Real Estate, I always feel confident once all the hurdles have been cleared and the process hits the Title Company.

It seems there are only a few things that could go wrong at that point. Most of them concern over charges by the City of Milwaukee in fines and penalties which usually concern vacant properties not properly registered. Water bills have been estimated for closings then excessive bills sent to buyers after closing. This time we hit a new snag.

An unexpected Lender showed up on the title. It should have been cleared by the previous closing, but someone forgot to file the required papers. This is where working with a reliable title company pays off. The Title Company handled the problem within the hour. They called the Title Company who completed the previous closing, had them fax the original paperwork that was not filed, and had the Title cleared on the same day.

On to another successful closing. Having the right team in place makes all the difference in Real Estate.
