Froedtert Health, WAC Project Stays on Schedule

Though rainy weather caused some early delays, the project is back on track and construction is expected to finish in late fall.

It's hard not to notice the dust, machinery, and walls rising along Highway 41 near Pilgrim Road, and all is going to plan. 

On a frigid February afternoon crews from Ryan Companies broke ground on a $14 million, 91,000-square-foot Froedtert Health rehabilitation and Wisconsin Athletic Club facility. And despite a rainy spring and summer, work is progressing right on schedule. 

“Because of the heavy rains we were behind a bit, but we’ve caught up in the past month or so," said Nick Kaminski, a project manager with Ryan Companies. "The project is currently in the stage of getting the building enclosed, the windows are getting installed and roofing is getting put on." 

Kaminski said they'll be installing the parking lot and laying asphalt in August, and interior construction will be completed in September. Kaminski said the WAC would open in November, and Froedtert Health is planning a January 2014 opening. 

The project falls within a taxing district created by the village in 2008 to redevelop that blighted and deteriorating part of the village. The taxing district is roughly 93 acres and is bound by U.S. Highway 41/45, Pilgrim Road, and Roosevelt Drive.

The village will invest roughly $30 million throughout the life of the taxing district to spur development, and the village will reimburse its upfront costs over 27 years with incremental tax values generated from new construction. The entire taxing district is expected to add some $80 to $120 million in tax value once all development is completed in the district.

The village invested $4.7 million into the district to raze factory and for environmental remediation of the soil, which was contaminated with a metal degreasing solvent used on the site years ago. The village purchased the land for $600,000 last year. The remediation project was completed in fall, and the village expects to begin its first phase of extending Richfield Way in spring.

Village Manager Mark Fitzgerald said construction of a segment of Menomonee Falls Parkway will be completed in mid-September.
